The GS Group and GAT Inversiones (Cabify’s leading partner) development in Zahara de los Atunes kicks off: an 85 million euro investment and 165 exclusive homes
Construction begins on the largest real estate development in the Cádiz municipality in recent years
Zahara de los Atunes bids farewell to summer with the salty taste of calm and the promise of a new beginning. Like every October, the Cádiz town—which increases its population by 25 times during the summer months—returns to its tranquil essence, when the hustle and bustle subsides and the doors of La Fresquita de Perea, El Mezcla, or El Nativo close until next season. Around 90% of restaurants and shops close their doors during these days, marking the end of the Zahara de los Atunes summer after the Ruta del Retinto (Retinto Route) held last weekend.
During these peaceful days, long walks along the paradisiacal beaches and unforgettable sunsets continue to remind us why Zahara retains its magic even when summer is gone.
However, this year, as the streets empty and the sea regains its calm, the sound of the waves mingles with the unmistakable sound of the excavator.
Grupo GS, a Seville-based developer with a solid track record on the Andalusian coast, has begun construction on its new residential project in Zahara de los Atunes, in partnership with investor Rosauro Varo and GAT Inversiones.
The development, dubbed Zahara Luxury Paradise, recently received its building permit approval and will entail an investment of nearly €85 million.
The development includes the construction of 165 two- and three-bedroom homes and studios, with terraces of up to 90 square meters and ground floors with private gardens, on a total area of 14,000 square meters. The project consolidates the arrival of a new generation of luxury housing in the Cadiz enclave.

AGEA STUDIO, THE FIRM BEHIND THE NEW ZAHARA
For the development of the project, Grupo GS has entrusted Agea Studio, an architectural firm led by José Manuel Agea Aycart, specializing in luxury housing and with extensive experience in the area.
The studio has established itself as a benchmark in contemporary architecture in Zahara de los Atunes, having designed some of the municipality’s most emblematic projects: El Palacio de Pilas (2016), El Camino (2020), Torres de Levante y Poniente (2017), Vereda Zahara (2024), among others.
Its signature design, characterized by its integration with the landscape, natural light, and the use of fine materials, has redefined the concept of premium housing on the Cadiz coast. With this new commission, Agea Estudio consolidates its role as the true “queen of Zahara.”
